Preparing to purchase a home or property can feel
overwhelming, especially if you are a first time homebuyer. Whether

you. Our associates have assisted hundreds of people purchase properties
and are experienced facilitators, negotiators, and coordinators.
Our expertise and unwavering commitment to our clients will ensure
that your venture into real estate will be a positive experience.
Most likely, your first step will be to identify the price range
that’s most comfortable for you. An in-depth consultation
will help us identify any special needs and create a “wish
list” of amenities you would like to have in your next home.
Our associates will provide you with the most current information
about homes that fit your search criteria. Once you have identified
an area of interest your Amstadter Team associate will provide you
with further information (comparables) and educate you as to how
the current market is performing, in general and specifically in
that area. This information will help you in determining a price
to offer on a home, once you’ve found that “just right”
home. Next, we can recommend reputable mortgage brokers, banks and
savings and loans that will best suit your financial requirements.
We always recommend obtaining a pre-approval letter from a lender
prior to making an offer, so as to position you with the strongest
offer possible.

- Positioning clients in a Seller’s market
During a “seller’s market” when local properties
are receiving “multiple offers,” an Amstadter Team
associate will ensure that you are prepared, as well as positioning

- Negotiating and communicating.
Having a negotiating strategy before presenting your offer and
communicating clearly with the agent representing the seller with

- The Escrow Process
Once your offer is accepted, your Amstadter Team Associate will
help guide you through the escrow process. There are so many time
sensitive events that occur when a property is under contract
that require a complete understanding of the contractual obligations
on both the part of the buyer and the seller. Not being responsive
to these time constraints can put you in jeopardy of having the
seller cancel the transaction. Your Amstadter Team associate will
set out a calendar of events and a timeline to meet all conditions
of the contract. Your Amstadter Team associate will work closely
with you to make sure you are fulfilling your contractual obligations
in a timely manner. All of the disclosure documents, escrow documents
and other contractual documents will be reviewed by your Amstadter
Team associate to insure their accuracy and completeness. Your
Amstadter Team associate will review with you any documents where
you have questions or concerns. Throughout the escrow process,
communication with all parties is key to a successful closing
on your new home.
- The Inspection Process
Our goal is to insure that you have a thorough understanding of
the condition of the property and any other issues that may affect
the material value of the property before you remove your inspection
contingency. We will provide you with a list of names of preferred
vendors for any and all types of inspections. We will be available
to accommodate any vendor’s scheduling needs, as well as
yours. We will carefully review the inspection findings with you
and forward any requests for repairs or explanations to the seller
for consideration.
- Risk Management
Meeting contractual obligations in a timely manner, providing
complete disclosure and paying attention to details will minimize
your risk. Your Amstadter Team associate is trained to manage
your risk in the transaction. Much of this risk reduction comes
through years of experience and constant ongoing education provided
through Prudential California Realty and the California Association
of Realtors.
